Keep the best and sell the rest. That’s the motto of David Dodge, a killer wholesaler from St. Louis. He’s on the show today dropping some real nuggets for real estate investors of all kinds. Did you know the blue spruce is my favorite tree? Conveniently, Adam Adams, multifamily real estate investment wizard, calls his business The Real Blue Spruce, and he’s truly one of my favorite guests I’ve brought on this podcast. He’s on track to build a multifamily empire in Denver, and the nuggets of wisdom he shares today are really going to blow your mind.

Adam was introduced to real estate early by his stepdad. But it wasn’t until he read Kiyosaki’s book that his whole mindset finally shifted. He started to think like an investor instead of an employee and it really transformed his whole strategy. And his unique real estate investment strategy is what we’re talking about today.

Adam Adams approaches real estate very differently than some of us. He’s not on the phone calling brokers every day. He’s not putting out signs or sending out text messages. Adam and his crew with The Blue Spruce Group are using social media to connect with investors and brokers all over Colorado. In fact, it’s podcasting that actually got Adam to the place he is today.

It just so happens that these podcasts connect him with brokers who want to make deals with a guy who clearly knows what he’s talking about. Putting yourself out there and connecting with people just like you can really multiply the amount of clients you work with and properties you sell.

We close out today’s episode with Adam’s top three pieces of advice for new investors. Don’t be afraid to get started, don’t be afraid to think big, and always, always be consistent. I’ve got another Corey on the show today, and he is seriously my hero. Corey Peterson, the CEO of Kahuna Investments, is crushing the scene right now with his million dollar multi-family investments. I’m changing it up a little bit on today’s episode of the Profit Master Podcast. Typically I bring on amazing real estate investors to share their profit master strategies, but today I’m talking to Nick Raithel. He’s the creator of Content Corps, and he helps expert investors like you write and sell their own books. Think about it – a book can be your own personal business card. You could sell it at conventions or carry it with you to meetings. Writing a book is a great way to help your expertise go viral and really position yourself as an authority in real estate.

Are people always asking you how you do what you do? Do you find yourself giving advice to other people more often than not? I was always experiencing that, and that’s why I wrote my own book. Having a book is amazing way to start a conversation and find leads for your business. Clients are more likely to trust an investor who’s published a book or two, and you’ll establish yourself as an authority in real estate investment just by sharing what you already know about this business. Seriously consider what writing a book could mean for you and if it could truly benefit your business plan.

The guest I have on today isn’t just a real estate investor. She likes to call herself a real estate matchmaker. Whitney Nicely is making deals in Tennessee that are out of this world. She’s got confidence, enthusiasm, and enough Southern charm to make her real estate investment strategy really shine. She even uses pink ‘I Buy Houses’ signs to attract buyers! But that’s not the only thing she’s got going on. On today’s episode of Real Estate Profit Masters, Whitney Nicely breaks down her leasing option investment strategy and shares her tricks for getting to the top of this business in just three years.

Whitney calls herself a matchmaker because she looks at her leasing options like a marriage. Her real estate investment strategy succeeds because she really builds relationships with the people she works with. She knows that a leasing contract means working together for 3, 5, even 10 years, and the kinder and more honest you are with your clients the more likely they are to continue working with you. These relationships also pay off when you want to renegotiate. Whitney’s trick for making the most for her money is renegotiating with the sellers. She shares the technique she uses with sellers to get her in, out, and done, which gives her more time to really focus on her properties and tenants.

A big thing Whitney and I discuss in today’s episode is control in our business. Right now, Whitney is a one-woman show and she’s really killing it. But being able to let go or walk away from pet projects or menial tasks is a huge part of being an entrepreneur. Part of your real estate investment strategy should be taking yourself out of the equation. You want to free up your time to focus on the things that really matter, and it’s even better if you can work remotely! Today’s episode is a little bit different because I’m talking to Larry Higgins, a skip tracing genius. He’s got his own company – Skip Genie – where his team helps other real estate agents do all of their skip tracing.

For those of you who don’t know, skip tracing is a way to find sellers. These sellers are usually hard to find because their properties are what Larry calls “distressed”. These are vacant properties, tax delinquent properties, or properties where owners are deceased and the estate is looking to sell. If you can skip trace correctly and connect with these unique sellers, you can catch some amazing deals.

You’re going to be surprised at Larry’s investing profit strategy. He absolutely hates direct mailers (even though his company deals with a lot of mailers!), but his unique perspective really gives him up a leg-up in this industry. He can connect real estate agents like you with skip trace sellers looking to sell ASAP. His secret is automation. Your mailers combined with his searching techniques could really unlock a lot of possible deals for you by just connecting you with sellers you would have never known about otherwise. Today’s episode is huge. Nathan Brooks is like a celebrity for me. He’s the CEO of his own company Bridge Turnkey Investments, and he’s basically automated his excellent leadership into a successful investment strategy. He started out as a musician and wanted to be a rock star, but how he got into real estate investing is really inspiring.

You’re going to hear how he transformed his company by focusing on the excellence of his team. Nathan calls it a “renaissance”, and in reality that’s exactly what it is. He overhauled his entire business model, all the way down to the specific tasks of his each of his employees. He learned what it truly means to manage and lead a team. Nathan breaks down all of the individual processes he put in place in order for his turnkey investment strategy to be as successful as it is.

 

Nathan has a trick for focusing on just one thing. I know that seems impossible when you have 45 to 50 things to do every day, but this meditative technique for being present in the moment is truly valuable. If you’re able to check in with yourself every day and be present in the specific moments that means the most, then you are truly a success story. Focus on just one thing and you can really develop the real estate investment strategy you envision for yourself.

I’ve got another fantastic interview lined up for you all today! The Joint Ops duo – Jimmy Vreeland and Bob Scott – are joining me on the Profit Masters Podcast. Joint Ops is their real estate brain child, and their experiences in the military not only inspired their company name, it also inspired their incredible work ethic. These two dudes specialize in buying older, single-family homes with a lease option exit strategy, and they are slinging lease options all across St. Louis. The man can balance it all – work, family, and investing – and really just has an amazing and positive approach to life and everything that he does.

A mistake landed him in the wholesaling business. Alex messed up his first deal, ended up going to court and lost money, but wholesaling got him out of the deal. He made a $12,000 profit, even after losing money initially, and it’s not just because he has good luck. Alex is an awesome business man with a positive attitude. I am amped about today’s episode of REIP. I haven’t been this excited for an interview in a really long time. My guest today is totally changing the scene through his investment strategies and his faith, and I couldn’t be more psyched to have him on today. Paul Moore is the real estate investor behind Smith Mountain Homes and Wellings Capital, and he’s got the perfect balance between earning and giving back. This interview is one of my favorites, so strap in and get ready to have your mind blown. Paul started out flipping properties like the rest of us, but how he got into multi-family investing is really interesting. He shares today how he launched an entrepreneurial venture in Detroit, got bored, and started flipping houses before flipping was even a thing. He started with mobile homes and moved up into waterfront properties. Things got tough when the housing bubble popped, like it did for most of us, but his recovery strategy was all about giving back. He was giving to others when he had nothing and it paid off in a huge way. He’s now working with multi-million dollar investments and teaching other investors how to benefit from the low risk and tax cuts of commercial investment in apartments and multi-family homes. My guest today is not your traditional fix and flip guy. He’s not even a wholesaler. Scott Meyers applied his winning real estate investment strategy to self-storage! Which is amazing to think about because many of us have probably never even considered self-storage as an option. But for investing, self-storage is extremely lucrative. And in today’s episode Scott Meyers shares his strategies and how self-storage investment is practically recession proof.

Scott did get his start with wholesales, short sales, and rentals, but with the dot-com crash in the late 90s and the housing crashing in the mid-2000s, Scott wanted to try something different. He was sick of taking the risks on the banks and the tenants and knew there had to be a safe way to do what he loved in real estate while minimizing the risk to his investments. He listened to his wife and decided to invest in storage units. He’s developed and purchased over 5000 units, out in the middle of nowhere, all across the country, and now he’s looking to develop and convert existing facilities that are in the need of modernization. There are so many different options for real estate investment that you really can’t go wrong, especially when you put your mind and your heart into something that’s so important to you and your family.

A lot of people go in for the kill in this business, but my guest today is all about focusing on the bigger picture. A lot of the guests I bring on my show are killing it in the real estate investment scene, but most of them focus on single-family properties. I’m changing it up a bit today to bring you guys something new. This new perspective comes from Rod Khleif, real estate investor extraordinaire and host of his own podcast, The Lifetime Cash Flow.
